> Entrants must be aged 18 years or over at the time of entry.
> Employees of Campus Living Villages (CLV) or Ottoway Services Limited (OSL), their affiliates, and immediate family members of such employees are not eligible to enter.

Entries from each Participating Property will be entered into the local draw for the Participating Location in which the property is situated. For example, Arena Village and Burley Road entries will be included in the Leeds draw; John Lester & Eddie Colman Courts and Peel Park Quarter entries will be included in the Salford draw, and so on.
4. How to Enter
> Entries are earned through tokens, awarded for completing specific activities before 13 November 2025 (or such other period as CLV may announce at its sole discretion).
> Each token represents one entry into the local prize draw; the more tokens earned, the greater the chance of winning.
> Tokens must be clearly marked with the entrant’s full name and room number for the 2025/26 Academic Year and deposited with the reception team at the relevant Participating Property.
> Tokens are non-transferable between individuals, and multiple accounts or registrations by the same person are not permitted.
> Tokens can be earned as follows:
> Attend the funfair sales event: 1 token on entry
> Winning an eligible free game at a Participating Property: 1 token per game won.
> Providing your accommodation plans for 2026/27: 5 tokens.
> Rebooking for 2026/27: 5 tokens.
> Referring a friend who makes a valid booking and pays a deposit: 10 tokens for the referrer.
> Booking as a group of three people or more: 10 tokens per person.
> Participation in other promotional activities as advertised locally: Tokens awarded at the discretion of the General Manager.
5. Prizes
> All prizes are given in the form of an Amazon[1] voucher for the following values:

CLV reserves the right to substitute a prize of equivalent value if a prize becomes unavailable.
6. Draw & Winner Selection
> Each Participating Property is linked to its Participating Location for the purposes of the draw. Entries from properties within a given location will compete only for prizes allocated to that location.
> Winners will be selected at random from all eligible entries at each Participating Location.
> Local draws will take place between 01 December 2025 and 15 December 2025. Further details can be obtained from the property reception.
> CLV reserves the right to extend, shorten, or otherwise amend the draw period at its sole discretion.
> Winners will be notified in person, by email, or by phone within seven (7) days of the draw.
> If a winner cannot be contacted within seven (7) days, CLV reserves the right to select an alternative winner.
> CLV must either publish or make available information that a valid prize draw has taken place. To comply with this obligation, CLV will publish the surname and county of the winner on the Campus Living Villages’ website on or before 21 December 2025. If you object to your surname or county being published, please contact CLV at the address provided at the bottom of these terms and conditions. In such circumstances, CLV must still provide the information to the Advertising Standards Authority on request.
7. Prize Conditions
> To remain eligible, winners must not be in rent arrears at any point prior to the credit being applied. Winners who are in breach of their 2025/26 assured shorthold tenancy or contractual licence agreement (England) or written statement (Wales) (if applicable) will be deemed to be disqualified from the prize draw.
> Prizes are non-transferable and cannot be exchanged for cash, except at CLV’s discretion.
> Voucher prizes may be subject to additional terms and conditions imposed by the issuing retailer.
> Participants may win multiple local prizes, but the same prize type may only be won once per person unless otherwise stated.
> Participants are responsible for any taxes, charges, or fees associated with their prize.
> Any queries about this prize draw can be submitted by emailing salessupport@clvuk.com, or by going to a CLV reception and enquiring with staff.
8. Data Protection
> Personal data will be processed in accordance with our Privacy Policy, which can be viewed at campuslivingvillages.com/privacy.
> By entering the prize draw, participants agree to the processing of their personal data as described in the Privacy Policy. See also paragraph 6 above regarding announcement of the winner.

> CLV reserves the right to amend, extend, limit or withdraw the promotion at any time.
> Insofar as is permitted by law, CLV, its agents or associated companies or any of their respective employees will not in any circumstances be responsible or liable to compensate the winners or accept any liability for any loss, damage, personal injury, or death occurring as a result of obtaining tokens, participating in the prize draw or taking up the prize except where it is caused by the negligence of CLV, its agents or associated companies or that of their respective employees.
> In the event of a dispute, the decision of Campus Living Villages is final. These terms and conditions (and any non-contractual disputes/claims which arise out of or in connection with them) will be governed by English law and entrants submit to the jurisdiction of the English courts.

3. How to Enter
> Automatic entry upon confirmed booking or rebooking made before 13 November 2025 of a room for the 2026/27 academic year at a participating property.
> Only one entry per person is permitted.
> If you do not wish to be entered into the prize draw, you may opt out by emailing salessupport@clvuk.com with your full name and 2026/27 room number before 1st December 2025.
4. Prizes
> Grand Prize: One winner will receive rent-free accommodation for the 2026/27 academic year. The prize value is based on the room type and term booked. If the winner changes their room type or term type after winning, they must pay any difference if the new booking exceeds the original prize value. The prize cannot be transferred, exchanged, or converted to cash, and no credit will be given for any reduction in rent resulting from such changes.
> Second Prize: One winner will receive up to £3,000 off their rent for 2026/27.
5. Prize Conditions
> Rent credits will be applied to the winner’s final 2026/27 rent balance up to the value of the prize they have won.
> All prior rent instalments must be paid in full before the credit is applied.
> To remain eligible, winners must not be in rent arrears at any point prior to the credit being applied. Winners who are in breach of their 2025/26 assured shorthold tenancy or contractual licence agreement (England) or written statement (Wales) (if applicable) will be deemed to be disqualified from the prize draw.
> If the total value of the winner’s booking is less than the prize value, only the value of the booking will be credited. No cash alternative or refund will be provided for any unused portion of the prize.
> Prizes are non-transferable and non-exchangeable.
> No cash alternative is available for either prize.
> Participants are responsible for any taxes, charges, or fees associated with their prize.

> If the price for that exact room type and term is reduced after you’ve booked, we’ll automatically apply the lower rate to your booking and let you know – no action required.

This list may be updated from time to time, and any changes will be published on our website.
3. What’s Covered
> The guarantee applies to bookings made through CLV’s official booking channels for the same property, room type, and contract starting in September 2026.
> If, after your booking is confirmed, the rate for that exact combination is reduced on our website, your booking will be automatically adjusted to reflect the lower rate.
4. What’s Not Covered
> Bookings for contracts that do not start between 1st and 30th September 2026.
> Rates that were available before the date your booking was made.
> Promotional, referral, or partner discounts that are not available to all customers.
> Incentives, cashback, or discounts offered by third-party agents or booking partners, including international agents.
> Group bookings or specially negotiated rates.
> Typographical or system errors displaying incorrect prices.
> Rate changes made after your contract start date.
5. How It Works
> If the rate for your booked property, room type, and term is reduced before your contract start date:
> We’ll automatically update your booking to the lower rate.
> You’ll receive confirmation of the new rate and any adjustment to your payment schedule.
6. Right to Amend
> CLV reserves the right to update or withdraw this Best Price Guarantee at any time. Any changes will not affect bookings made prior to the change.
1. Overview
By completing the Early Registration Form, you are expressing interest in booking a room at one of the Participating Properties for the 2026/27 academic year, commencing in September 2026.
> This Early Registration Form enables you to register your interest before the official booking launch for each Participating Property.
> Shortly before our rooms and rates are released to the general public, we will create a provisional booking and email you with the offer on the condition that:
a. Your requested room type is available for your requested term length at the time we send the notification, and
b. You have not previously breached, or are not currently in breach of, the terms of any existing or past assured shorthold tenancy or contractual licence agreement (in England) or written statement (in Wales), including obligations such as keeping rent payments up to date.
> From the time of this email notification, you will have one calendar day to log in and confirm your booking by following the steps below:
a. Select an available room (subject to availability at that time).
b. Pay a deposit or confirm the transfer of an existing deposit if applicable.
c. Sign your contract.
> If you do not complete all required steps within the one-day period, your provisional booking will be automatically cancelled.
Please note: Completing the registration form does not guarantee that a provisional booking will be made for you. Additionally, having a provisional booking does not guarantee a room will be available for you when you come to confirm your booking.

3. Booking Process
> Registrations will be processed into provisional bookings before the official booking launch date for each Participating Property on a first-come, first-served basis.
> If a room is available, we will create a provisional booking and notify you by email.
> Once notified by email of your provisional booking, you must complete the following steps within the specified timeframe:
a. Select an available room
b. Sign your booking agreement
c. Pay a deposit (or confirm the transfer of an existing deposit, if applicable)
> The specified timeframe is one calendar day for all Participating Properties.
> Failure to complete all required steps within the specified timeframe may result in your provisional booking being cancelled.
> If your booking is cancelled, you may still be able to book a room directly at campuslivingvillages.com, or by visiting reception (subject to availability).
4. No Guarantee of Availability
> Completing the Early Registration Form does not guarantee that a room will be offered or available.
> Room allocation is subject to demand, property capacity, and operational constraints.
> We reserve the right to decline or delay any booking where necessary.
5. Best Price Guarantee
> By completing the Early Registration Form, you may be eligible to benefit from our Best Price Guarantee, subject to us creating a provisional booking for you, and you successfully completing your booking and fulfilling all required steps.
> Full details of the Best Price Guarantee are available at campuslivingvillages.com/united-kingdom/terms-conditions.
> For clarity, if you do not complete the booking created through the early registration process, you may still be eligible for the Best Price Guarantee on any subsequent booking – however, this will apply only to the rate available at the time of that subsequent booking, not the rate available for your booking created through the Early Registration Form.

> In any instance where a provisional booking is not created for you following completion of the Early Registration Form, you will not be eligible to benefit from these terms, including the Best Price Guarantee.
> In the event of a dispute, the decision of CLV is final. These terms and conditions (and any non-contractual disputes/claims which arise out of or in connection with them) will be governed by English law and entrants submit to the jurisdiction of the English courts.

 - The prize draw opens on 1st September 2025 ("Prize Draw Start Date") and closes on 1st October 2025 at 11.59pm, or when CLV confirms the competition has closed (whichever is earlier) ("Prize Draw End Date").
 - To be eligible, customers must have completed the Arrival survey (“Survey”) between the Prize Draw Start Date and the Prize Draw End Date and provide the email address they have registered with CLV on question one on the Arrival Survey for the Qualifying Location where they are a resident.
 - The prize draw is limited to one entry per customer.

 - The winner of the voucher will be drawn at random by CLV or their representative, and the winner will be notified as soon as possible by CLV using the email details provided with their booking.
 - The voucher will be dispatched to the winner on or before 2nd November 2025.

 - Subsequent amendments to bookings at a later date may mean the right to enter the prize draw is lost.

- By booking a Twin Bunk room at Fitzroy Court, you are securing one of the two individual bed spaces within the room. The weekly rent of £89 (for 42 weeks) or £85 (for 51 weeks) applies per person, not per room.
 - Twin Bunk rooms are allocated to residents sharing with another individual of the same gender.
 - If you wish to share a Twin Bunk room with a friend, both parties must make separate bookings for each bed space in the relevant room. If you and your friend are of different genders, you will only be able to complete the booking for the first person online.  - We reserve the right to allocate a compatible roommate where necessary to ensure gender-appropriate sharing.

- This offer is available exclusively to new customers who make a booking for a room at Fitzroy Court for the 2025/26 academic year.
 - To be eligible, customers must not have previously paid a deposit of £200 or more and must not hold an existing confirmed booking with us.
 - This offer cannot be combined with any other promotions or discounts unless explicitly stated.
 - We reserve the right to withdraw or amend this offer at any time without prior notice.
 
 
Non-student (Explorer)
These Terms and Conditions apply to all bookings made online at www.campuslivingvillage.com or by telephone or in person. By completing your booking, you are voluntarily entering into a contract with CAMPUS LIVING VILLAGES UK LIMITED (“CLV”) of 7th Floor Digital World Centre 1 Lowry Plaza, Salford Quays, Manchester, United Kingdom, M50 3UB (Registered Company No. 06604874)
Age requirement
We cannot accommodate individuals under the age of 18 years in our building.
Payment
CLV require prepayment for your entire stay at the time of booking. In the event prepayment is not received, your booking will not be confirmed and CLV will release any held room(s) without further notice and the room(s) will no longer be available to you. No booking will be treated as confirmed until payment has been received in full and access to the room(s) will not be granted unless the full payment has been received.
Payment is only be accepted by Visa Credit/Debit Card, or MasterCard Credit/Debit Card.
Cancellations / no show
A cancellation or no-show will be charged at full room rates. All prepayments are non- refundable and non-transferrable.
Please note that you are not entitled to cancel or withdraw from your reservation under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
In the exceptional circumstances, CLV might cancel or change your booking. We will inform you as soon as possible. CLV will try to accommodate you where possible but, in the event, we are unable to do so you can opt for either (i) a refund in full for all sums paid or (ii) alternative accommodation with a third-party provider of equivalent standard. In the event we are unable to find such alternative accommodation, you will be given a refund for all sums paid. We will however have no additional liability to you. We regret we cannot pay compensation, reimburse any expense, or costs you may incur because of any such cancellation or change.
Pricing
All prices are in British Pounds (£) and are inclusive of Value Added Tax (VAT) at the current rate. A minimum length of stay or other conditions may apply at certain rates, as specified.
Prices are subject to change without notice.
Price lists for additional items, such as services offered, are displayed at relevant locations or are available on request.
CLV will not accept bookings exceeding 90 consecutive days. For stays exceeding this, you must request a new booking to begin once the previous booking expires.
Checking in and checking out
On arrival you and your party will be required to provide proof of identity. All individuals whose nationality is outside of the United Kingdom, Ireland or the Commonwealth will be required to provide additional information. We will be required to securely store identification information as well as details of your next destination. The information will be kept for one year and records will be made available to the relevant authorities on demand. If proof of identity cannot be provided, we reserve the right to restrict access to the room(s).
Check-in is between 15:00 and 18:00. The room(s) will be held until 22:30 of the day of arrival at which time CLV reserve the right to release the room(s) without notice unless you have notified us of late arrival.
Rooms should be vacated on the day of departure by 11:00am at the latest (unless otherwise agreed as part of your booking). Late check-out after this time can be requested subject to availability and will be charged at an hourly rate at the discretion of CLV.
Rooms are subject to maximum occupancy which is specified at the time of booking.
Occupation of your room
By booking with CLV, you acknowledge that no tenancy or licence is created by that booking and further:
(a) Any rights conferred on you by this booking are limited to the right to occupy the room as a hotel guest only for the period specified in your booking;
(b) This booking does not confer on you the rights of a tenant under a lease;
(c) You do not acquire any legal interest in the room, flat or any other part of the relevant premises for your booking;
(d) Your right to occupy is in relation to the room.
CLV may move you to another room of the same type or a room of no lesser standard at any time (including to another accommodation building within the overall premises (where applicable), on reasonable notice, if CLV considers it necessary or desirable for maintenance, to avoid difficulties between residents, for the better management of the premises or for any other reason within the absolute discretion of CLV. You must comply with any such requirement within a reasonable period specified by CLV. If you fail to do so, CLV may arrange to move your possessions to another room or to storage and recover the reasonable cost of the removal and/or storage losses as a consequence of your failure to do so. The terms and conditions of your booking will apply to any alternative accommodation to which you are transferred in accordance with this term, whether or not this is temporary.

Guest behaviour
You and your party are expected to always conduct yourselves appropriately, both inside and outside of the building, and to comply with all requests and procedures imposed by CLV (including but not limited to health and safety procedures, security procedures and any relevant statutory requirements whether in writing, verbally or otherwise). You and your party are requested not to disrupt the comfort and enjoyment of other individuals staying in the building or the or the operation of the property. No threatening or offensive behaviour towards other individuals or members of staff will be tolerated. You and/or your party must not bring any illegal or hazardous substances into any part of building or enter areas of the building which are indicated as being closed to hotel guests.
Should we consider your behaviour and/or the behaviour of any member of your party to be inappropriate, we reserve the right to refuse to provide accommodation or to request you and/or the member of your party/your entire party to leave without further delay. In such circumstances, CLV will have no obligation to refund any sums paid by you or your party and will not provide alternative accommodation.
Your liability
You shall be liable and therefore you shall indemnify CLV for:
- Any acts or omissions (whether or not intentional) which result in the damage to the building, including but not limited to damage caused because of negligence, deliberate damage, or recklessness but only to the extent such damage resulted from your (or any member of your party's) acts or omissions;
 - The cost (including post and package) of replacing any items which you (or a member of your party) have removed from the building without CLV’s consent;
 - Any additional charges for cleaning in the event you and/or a member of your party smoke in the building.
 
In such circumstances, an invoice will be sent to you which will be payable within 14 days of the date of issue.
Smoking
Smoking is not allowed inside the building or in public areas, please ask reception for your nearest designated smoking area.
Special requests
Whilst every effort is made to fulfil your requests, unfortunately, we cannot guarantee these and failure to do so will not constitute a breach of contract.
Pets
No pets are not allowed in our building.
Lost property
All loss or damage to your property should be reported to reception without delay and you will assist CLV with any report made to the police.
All lost property should be reported or handed to reception as appropriate. In the event the owner of an item cannot be located and/or the item is not reclaimed within three (3) months from the date on which it was found, it will be disposed by CLV.
Privacy
We will use your personal data to process your reservation and to provide the services and products you have requested (including customer service) as well as the other purposes listed in our Privacy Policy located at:

Force majeure
CLV accept no liability and will not pay any compensation where the performance of our obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond our reasonable control including but not limited to flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water or other utility, service plant, machinery, computers, vehicles, or any collapse of building structures.
Limitation of liability
CLV will not be liable to you by reason of any representation (unless fraudulent), or any implied warranty, condition or other term, or any duty at common law for any loss of profit or any indirect, special, or consequential loss, damage, costs, expenses, or other claims (whether caused by our negligence, our agents or otherwise) which arise out of or in connection with your booking except in respect of death or personal injury caused by our negligence. Our entire liability under your booking will be limited to the amount charged for your booking except as previously provided.
Money, jewels, and other valuables are brought to the property at your sole risk. CLV accept no liability and shall not be responsible for any loss or damage thereto and you remain solely responsible for the safekeeping of any such items.
Nothing in these terms and conditions shall operate to exclude or restrict CLV’s liability for any loss, damage or liability which may not be excluded or limited by law.
Severability
If any of the terms and conditions (whether in whole or in part) are found by any court or administrative body of competent jurisdiction to be invalid or unenforceable, such invalidity or unenforceability shall not affect the other terms and conditions which shall remain in full force and effect.
If any of the terms and conditions are so found to be invalid or unenforceable but would cease to be invalid or unenforceable if some part of that provision was deleted, the provision in question shall apply with such modification as may be necessary to make it valid and enforceable.
Waiver
A waiver of any breach of any of the terms and conditions of this contract or of a default under the contract shall not constitute a waiver of any other breach of default and shall not affect the other terms and conditions.
Governing Law and Jurisdiction
The contract created between you and CLV is governed by English laws and the English Courts have exclusive jurisdiction to determine any dispute arising in relation to the contract.

You may cancel within the period stated on your contract. Please note: this period varies depending on each location, so please check your contract. If you paid a deposit or any rental fees for your booking and you are able to cancel under the terms of your contract, these will be refunded to you.
You will lose your right to cancel your booking when you collect the keys for your room, even if this is within the period stated in your contract.
This policy is subject to contractual changes.
All cancellation requests must be made in writing by directly emailing your village reception team. You can find the contact details on the Contact Us page.
We will confirm within 14 days from receipt of your request to cancel whether further information is required or whether your request to cancel has been accepted. For the avoidance of doubt, until you have received confirmation from us confirming that your cancellation has been accepted, the contract between you and us remains active, and you remain liable for any payments due under that relevant contract.
Supplementary terms
If you are a first-year student or you are residing in the building for the first time, you may withdraw your acceptance of the owner’s offer to provide you with a room and of the terms of this agreement (in which case you will receive a refund of the residential fee paid by you in advance and the deposit) if:
- You do not receive an unconditional offer from Your University You may withdraw Your acceptance of the Owner’s offer up to seven (7) days following the release of A Level Results by giving the Owner notice in accordance with clause 5.9 and providing the Owner with evidence which it deems satisfactory within this time frame; or
 - You require a visa to study in the UK, but Your visa application has been rejected, You may withdraw Your acceptance of the Owner’s offer to provide You with accommodation up to seven (7) days after rejection of Your visa application, by giving the Owner notice in accordance with clause 5.9 and providing the Owner with evidence which it deems satisfactory within this time frame.
 
Our right to cancel your booking.
We reserve the right to cancel your booking and resell your room in any of the following circumstances:
- You fail to collect your key within 14 calendar days of the date you are permitted to occupy your room from.
 - Where the first rent instalment is due prior to the booking start date, and it is not received as cleared funds within seven days of the due date.
 
You remain liable for all amounts due under the contract until the room is sold and any rental amounts between bookings, which we may deduct from any deposit we hold.
If, after the commencement of your booking, you would like to be released from your contract with us, and a suitable replacement (in our absolute discretion) is found, we will release you from the contract from the date the replacement contract takes effect from. You will remain responsible for any rental arrears outstanding up to this date. Your deposit will be refunded subject to any permitted deductions by way of example (but not limited to) damage, cleaning, or rent.
If, after the commencement of your booking, you would like to be released from the contract, and a suitable replacement (in our absolute discretion) is not found, we reserve the right to retain the deposit. You will remain liable for the full rent and other charges detailed in your contract until the date your contract ends.
